"Turn Key" Practice for Sale 8/27

Because of age, health, and the C-19 virus, I closed my Optometric Practice May of 2020. I began private practice in October of 1977 after serving in the Army in West Germany for 3 years. I have been at this location, 2828 West 4700 South Ste. D, in Taylorsville/West Valley, since February of 1980. The Williams Group appraised the practice 9 July 2020. This included demographic analysis, and other relevant information which is available. The Williams group used 4 methods; #1 $87,030, #2 $108,724, #3 $108,934, #4 $123,007. The asking price is  $42,500. The down payment is negotiable and I am willing to “seller finance”. Copies of the appraisal, 3 years taxes, and demographic information are available. Financing can be arranged with the help of my CPA and Attorney. These professionals have been at this location for years, and are stable and easy to get along with.     The Utah Department of Transportation is 2 blocks Northeast of the office. Just to the North of that complex, the State of Utah purchased the former American Express building which is predicted to house 2,500 employees. The Taylorsville LDS Temple is being built 2 blocks East of the office.  My work schedule over the years was; Mon, Tues, Wed, (Thursday closed) and Friday.
